Warwick Estates recently revealed the most in-demand property features and properties in the UK. Knowledge about buyer preferences can be used to better target prospective buyers.
In the research, the number of new-build homes currently listed on the market was measured against the number of properties under offer or sold subject to the contract (SSC) to accumulate these results. For example, if there are 100 homes and 50 of them are under offer or SSC, demand is 50%.
The most sought-after new build home
Terraced homes came out on top as the most in-demand type of property across the UK demand currently sitting at 41%. Only lagging slightly behind are semi-detached homes with demand at 40%. Detached homes were popular among 32% of the sample while flats were deemed the least desirable at 28%.
Although flats are the least sought-after property type according to the research the demand for flats has increased over the past year by 1%.
The research reveals that semi-detached homes (53%) are the most in-demand, followed by terraced (37%), detached (30%), and flats (21%).
In comparison to the wider UK, all property types have increased in demand throughout London in the past year. Semi-detached homes have seen the highest increase (30%) while detached homes were the only type of property to decrease in demand.
Property features popular among buyers
Warwick Estates’ findings show most in-demand property feature among buyers in the UK and London is a parking space. A garden is the second most popular (34%) and properties sold through a buying scheme (17%) are in third place.
New-build property features that are the UK’s are parking space (37%), followed by a garden (34%), and properties sold through a buying scheme (17%).
Since the government’s Help To Buy scheme closed in May 2021, demand for buying schemes depreciated. Demand for buying scheme new-builds has declined by -25% in the UK and -2% in London
