Stock levels plummet- property levels across England depreciate up to 12.5%

Estate agent comparison site, GetAgent.co.uk, recently analysed the postcodes that are currently ranking as the nation’s home selling hotspots.

The research revealed a significant drop in the average number of homes listed for sale per estate agency branch across England.

How did the research get conducted?

Recent data from all of the major property listing portals were analysed and this was cross-referenced with the Land Registry.

Proprietary algorithms and input from partner agents were used to discover the locations where sellers are the most active, price selling and price sold.

The average number of properties listed for sale per branch in every postcode this year was analysed. By comparing market conditions in 2021 with the ones in 2022, GetAgent was able to understand exactly how the market has changed. 

Property stock drops and increases across Britain

According to GetAgent, this year there has been an average of 7.3 homes listed per estate agency branch. Compared to 2021, this is a steep decline of 12.5%.

The most substantial decline in housing activity was in Exeter. Compared to 2021, market activity has seen a 93% drop. 

The Exeter postcode of EX38 has seen the largest reduction in market activity, with just one home listed for sale per agency branch versus 14.3 in 2021 - a 93% drop. 

In the LL15 postcode of Denbighshire, estate agency branches have experienced a 92.6% drop in listing levels in Denbighshire. Staffordshire has seen a 89% decline, IV36 in Moray (-87.8%) and YO43 in the East Riding of Yorkshire (-83.9%).

Buyers and sellers will be happy to know it is not all bad news. In the BB5 postcode of Hyndburn, the average agent is listing 12.8 homes per branch, a 635.6% increase versus 2021.

In the Vale of White Horse, there has been a 430.9% increase in homes listed for sale.  

The G65 postcode in North Lanarkshire (+351.9%), S18 in North East Derbyshire (+338%) and South Ayrshire’s KA26 postcode (+300%).
