Brickflow, a digital marketplace for specialist property finance, is partnering with property data platform, Sprift, to incorporate their Key Property Facts reports directly into the workflow.
It says this will allow brokers to generate high-authority property reports in a single click. Such reports cover everything from Title Numbers to restrictive covenants, floor areas and flood risks and allow brokers to present a complete analysis of a property and its local area, including price estimates, before a deal is submitted to a lender.
The deal includes instant access to more than 300 data points on over 30 million properties via the Sprift platform, enabling brokers to spot potential deal-breakers before cases reach the lender.
Identifying risks
Through automated data retrieval, property information is collated in a single click, while property-specific challenges such as flood risks, planning history, and restrictive covenants are identified as risks before a deal is submitted to a lender.
Valuation support includes price estimates, 10-year price history and tenure details to assist in setting accurate loan terms. Each report also provides independent due diligence, including local authority details and EPC energy ratings, for the lender to review. Standardised reporting ensures all property presentations follow a consistent, structured format.
