We’ve talked before about the increasing appeal of Reading and Maidenhead – fuelled further by the Crossrail effect – and now this popularity has been reflected in Rightmove’s latest research on the fastest selling locations in the UK.


As a major commuter town, it’s no surprise that demand for property in Reading is very high. It is also, according to Rightmove’s data, the tenth fastest property selling location in the country.


On average, it takes a property just 33 days to sell, down from 44 days in January 2015. This represents a massive 15.4% annual change.


With demand only set to rise further in Reading – thanks to the ripple effect and the arrival of Crossrail 1 – there is a good chance that sellers will find it even easier to sell in the coming years.


Reading’s current average asking price is around the £350,000 mark, according to Rightmove. Nowadays, that falls into what buyers deem as affordable. Those priced out of London will be attracted to the cheaper house prices and excellent transport links on offer in the Reading area.


Many commute from Reading into London – something that will become much, much quicker once Crossrail is completed – but Reading itself is a thriving centre for commerce, business, technology and insurance.


As such, it attracts plenty of buyers who are eager to live and work in Reading, rather than just using it as a base from which to commute to the capital.


The reason for fast sales is down to high demand. At the moment, more often than not sellers hold all the cards when it comes to the negotiating table, with buyers eager to act decisively and push through a sale quickly. They may also fear being 'gazumped' by the competition.


Strong demand also increases a seller’s chance of getting their asking price or above. The larger the pool of potential buyers, the stronger a position the seller is put in.


Demand won’t be drifting away from Reading anytime soon – in fact, house prices are only going to go one way and the region's desirability will only be increased by the improvements to its already wide-ranging transport links.


And it’s not just prospective buyers looking for more reasonable house prices who are causing the rise in demand.


Investors, too, know they are onto a sure-fire winner when it comes to Reading. The town has a large student population and an army of young professionals, all looking for good-quality rental accommodation.


Investors, if they target their property right and appeal to the right demographic, should have no issues in occupying their properties and achieving good rental returns on their investment.


As we said before, demand shows no signs of letting up in Reading. When Crossrail arrives, its popularity is set to soar to record levels. All this, of course, is good news for sellers. And makes the likelihood of Reading remaining one of the UK’s fastest selling locations that much higher.
