About us: Founders of the company have been successful estate agents, with years of experience, dealing within the residential and commercial lettings, have gained inside knowledge of the issues that can rise between the parts involved in a tenancy agreement. Our focus is to elaborate an inventory report that reflects 100% reality, the state and conditions, whether it will serve the landlord, the tenant or the agency. The inventory reports produced by Trust Inventory provide our clients with a detailed description of the property, along with fixtures, fittings and furnishings together with a schedule of condition. It forms a legal document between landlord and tenant that protects both parties from any misunderstandings at the end of the tenancy. The TRUST our customers invest in us is our most reliable asset.
INVENTORY MAKE By using the latest technology available, all our Inventory Reports are professionally compiled in accordance with the recognised industry standards and can be tailored to your requirements. We always include detailed narrative descriptions which we combine with digital colour photography on all reports, all images appear in their place, making it easy for you to identify the details. We personally visit the property and undertake a full Inventory inspection itemising the fixtures, fittings, contents and the condition of the property at that time including any furniture, if applicable. We can arrange to meet your Tenant at the rental property, we can do this on or before the start of their Tenancy. We will go through the Inventory Report with them and obtain their signature. We will also, where possible, take the meter readings and agree them with your Tenant. We can also list and hand over the property’s keys should you require us to do so.
CHECK-IN REPORT A Check-In should be carried out at the start of any new tenancy. During the Check-In, the inventory will be checked through ensuring that everything is accurate, amendments and additions will be made where necessary, as will the photographs. A Schedule of Condition (summary of the condition of the property) is drawn then up, utility meter readings are taken. If the original report was compiled by another company then a separate, stand-alone document will be produced to attend alongside the original inventory. A Check-In report combined with an inventory creates a report specific to a tenancy. The check-in examines the property on the day that the agreement begins, the report will note the condition of furniture and fittings. Meter readings will be noted and photographs will be taken to guarantee accuracy. At Check-In we can arrange to meet your Tenant at the rental property. We can do this on or before the start of their Tenancy. We will go through the Inventory Report with them and obtain their signature. INVENTORY UPDATE An Inventory Update is similar to a Check-Out Report but is far less detailed and is general summary of the condition and cleanliness of a property. A general observation is made regarding the condition of the property, the decoration, flooring, windows, window dressings, furnishings, kitchen appliances, sanitary ware, gardens and any storage areas, such as garages or sheds. Having an Inventory Update done, allows the Landlords and Tenants to deal with possible issues early on, both parties can take the necessary steps to resolve matters in order to avoid unexpected and costly problems which may become worse during the remainder of say, a six or twelve month Tenancy.
INTERIM REPORTS Normally carried out every 6 months, an Interim inspection is a general check over provided for the Landlords peace of mind. This is a general assessment of how the property is being treated by the tenant and also highlights any areas of potential concern – either caused by the tenant or simply due to the property’s age etc. This type of report is beneficial to both the Landlord and the Tenant to keep things running as smoothly as possible. Effective communication is very important and any issues relating to the property need to be addressed quickly and in a way that is satisfactory to both parties.
CHECK-OUT REPORT A Check-Out is relevant to the end of any tenancy. During the Check-Out, the updated inventory (from the Check-In) will be checked through and all changes will be noted with liability responsibility assigned, whether this be to the Tenant, Landlord or Fair Wear and Tear. Photos of any changes will be taken. Final meter readings are taken. All keys are collected from the tenant and returned to the landlord or the agent as appropriate. A Check-Out report takes place at the most important point in the tenancy – when your tenants move out. The check-out compares the condition at the end of the tenancy to that on the inventory and check-in reports. Each room in the report will have a complete overview, photographs and a detailed description of any changes that have occurred during the tenancy.
