Opportunity Signals helps advisers make contact

A new service has launched to help mortgage advisers identify when a client may be considering moving, so they can reach out before the client approaches another broker.

Although advisers routinely use CRM systems to track mortgage maturity dates and prompt contact ahead of expiry, they can miss clients who decide to move home before their existing mortgage deal ends.

Opportunity Signals from TwentyCi aims to address this challenge, and the company says the potential is significant, estimating that 4.6% of a typical mortgage adviser’s past clients will put their property on the market for sale each year, with a further 3% listing a property to let. If an adviser has a bank of 1,000 clients, TwentyCi says that could represent an estimated 76 repeat clients over 12 months – or around six every month.

Monitoring against its residential property data

Opportunity Signals monitors the properties within an adviser’s client bank against TwentyCi’s daily UK residential property data. It then identifies when a mortgage conversation may be relevant, such as when a mortgage deal is approaching its end, when a property shows signs of being likely to come to market, when an online valuation is requested, when a home is listed for sale or to let, or as a sale progresses towards completion.

The leads are supplied with a current property valuation and relevant property details, and are delivered through a daily data file or, via API, on the same day that the activity is identified.

Tracking property turnover

Further analysis by the company shows how valuable Opportunity Signals could be, it says. Analysing more than one million HM Land Registry transactions since 2025, it found that 5.7% of properties had changed hands within the previous three years, rising to 16.5% within five years.

Of more than 1.4 million UK residential property listings between October 2025 and September 2026, 21.6% of properties that subsequently came to market had previously appeared in the top 10% of TwentyCi’s likelihood-to-list score. For half of these properties, the signal was identified at least 17 days before the listing appeared, with a quarter flagged 84 days or more in advance.

John Price, head of sales, financial services and property at TwentyCi, said: “Mortgage advisers invest considerable time and effort in building relationships with their clients, but too often they only have visibility of the opportunities that fit around the mortgage maturity cycle. Homeowners don’t necessarily wait until their fixed rate ends before deciding to move, and that can leave advisers missing out on business from people they already have a relationship with.

“Opportunity Signals changes that by giving advisers a much clearer picture of what is happening with the properties owned by their existing clients, helping advisers protect their existing relationships, retain more clients and generate additional business from the databases they already have.”
