Summer is just around the corner. And, contrary to popular opinion, it is as good a time as any to sell a property.

In fact, if you plan ahead and promote your home’s best attributes effectively, you could have an even greater chance than usual of getting your home sold.

The longer days and warmer weather encourages people to house-hunt and carry out viewings. You need to pounce on this extra interest and turn it into something concrete.

Below, using our experience as a nationwide online estate agent, we outline some top tips to enhance your chances of selling when the sun is shining.

Frontage

This is the first thing that would-be buyers will see. As a result, it needs to be in tip-top condition otherwise you risk getting the viewing started on the wrong foot.

If a buyer’s first impression is negative, you can say bye-bye to the chance of an offer being placed.

Ensure that gutters and drains are clear and that the front of your home looks presentable. If you have a porch, make sure that it’s free from clutter such as bicycles and trainers.

If you have a drive, make sure it’s well-maintained. And if you have a front garden, trim the hedge, cut the lawn, tend to hanging baskets and make sure that any plants, flowers or shrubbery have been well-looked after.

Garden space

If you’re selling in the summer, garden space becomes a major asset towards your sales pitch. Show it off to the max. Highlight how it can be used for BBQs, family gatherings and drinks with friends.

If your main target demographic is families with young children, the garden is likely to be a key selling point. Show them how kid-friendly your garden is; talk about how it’s a relaxed, safe space for the young’uns to burn off all that excess energy.

Similarly, if you’re aiming your home towards young professionals with busy social lives, talk about the opportunities for alfresco dining.

Of course, it’s also vitally important that your garden looks the part. This needn’t take much time, effort or expertise.

A quick mow of the lawn, a few flowers and shrubs planted and a wash of the patio should do the trick.

Also, if you have a unique feature – whether that be a pond, a wood-burning oven or an outside bar – make sure you or your agent make it an integral part of your sales pitch.

Flexibility

It’s not always easy – especially in the summer, when holidays and days out with the kids are more common – but if you are selling your home, it’s advisable to be as accommodating to viewings as you possibly can be.

Buyers will appreciate flexibility and it is likely to improve your chances of receiving an offer.

Show home look

Your property won’t get sold if it doesn’t look up to scratch. Luckily, summer is also the best opportunity to show off your property’s best attributes.

When it comes to viewings, opening up doors and windows will help to create a vibrant, airy, welcoming space, while allowing natural light to stream into your property as much as you can will do your sales pitch no harm.

Making sure your home is neat, tidy, well-maintained and thoroughly cleaned will also help your case. Put simply, you want your home to have the wow factor to ensure it stands out in a crowd marketplace.

If your home overlooks a lake or a wooded area, or stunning views are on offer nearby, don’t be afraid to tell buyers about this.

Such things could be a deal-breaker, particularly in summer when people have a desire to be outside much more.
