The Mortgage Alliance (TMA) has teamed up with fastsurveyors.com to offer directly authorised intermediaries access to a national network of private surveys and valuations.

With intermediaries ideally placed to advise buyers on the value of a private survey as part of the home buying process, this strategic partnership will allow DA’s access to a simple property survey and valuation solution through TMA whilst earning a £50 referral fee.

Fastsurveyors.com has dedicated a website to TMA private surveys containing all the required instructions and support information. Members can follow a link directly from the TMA website  www.themortgagealliance.com. TMA is free to join and this offer is available to all directly authorised brokers.

In an analysis of inspections carried out by fastsurveyors.com 90% of the properties surveyed over a two-year period had a defect of some kind or the asking price was unrealistic. With turbulent conditions and widespread price corrections dominating the market the analysis illustrated that increasing numbers of people are choosing to have their own independent survey conducted as part of the home buying process. This is due to the realisation that a valuation for mortgage purposes is only an insurance against the lenders loan exposure and not a comprehensive condition report considering the wider issues of true market value.

Fastsurveyors.com claims to have saved buyers thousands in negotiations alone and believes that private surveys are one of the most important but under used tools in property buying by novice or even experienced buyers.
Phil Whitehouse, Head of TMA, commented:

“Adding value remains key to any intermediary’s proposition and this partnership with fastsurveyors.com will allow intermediaries to help clients in the early stages of the home buying process and strengthen relationships for the future. Giving good advice is more than just recommending the best mortgage deal or investment option, intermediaries should be encouraging best value and security in property purchasing too. When it comes to true property value and condition more of us should be taking independent professional advice, rather than relying on estate agents opinions or simple valuations for mortgage purposes. This latest addition to TMA’s proposition provides intermediaries with a unique opportunity to earn valuable extra income whilst helping more of their clients in a true holistic manner”

Mike Carpenter, Managing Director at fastsurveyors.com, said:

“We are delighted to offer the directly authorised market the opportunity to aid their clients in the home buying process. In many cases the survey pays for itself many times over either in negotiation, or simply by spotting potentially disastrous purchases before people commit.

“With a private survey, such as a Homebuyers Report or Building Survey, the client can be far more prescriptive. They can ask the surveyor to check out specific concerns they might have. They have more control. Plus, having a third party independent document as a negotiating tool is very powerful. It takes direct confrontation out of the situation and places price negotiation in the context of professional evidence, not personal speculation. Most vendors yield to negotiation when the evidence is presented in a survey report.”
